What this covers
A renovation is a sequence, not a shopping list
The order the work happens in matters more than any single item in it. Tile before the plumbing is finished and you are lifting tile. That sequencing is what you are actually paying a builder for.
We take the whole job: demolition, structure, services, finishes and the clean up. One crew, one schedule, one person accountable for the date.
- Strip out and safe removal of what is coming out
- Structural repairs, wall removal and new openings
- Electrical and plumbing rerun and brought up to code
- Floor screed, levelling and tiling throughout
- Plastering, painting, trim and final finishes
Before and after
Tired house, brought back
The same house photographed twice. Years of weather stripped back, patched, rendered and repainted. This is what most renovations actually look like, and it is the kind of job word of mouth is built on.

What changed
- Loose and blown render cut out and made good
- Walls washed down, patched and sealed before a drop of paint
- Full render coat, then two coats of exterior paint
- Balustrade, reveals and trims picked out by hand
- Site cleared down and handed back clean
How a renovation runs
What the weeks actually look like
Every job is different, but the shape is always the same. Here is what to expect on a typical full interior.
Site visit and survey
We walk the property with you, measure up, photograph everything, and flag anything that looks like it will be a problem once it is opened up.
Quote and scope
An itemised quote within about three working days, separating materials from labour, with a clear list of what is not included so nothing is assumed.
Strip out
The fastest and messiest week. Everything coming out comes out, and we find out what we are really dealing with behind the finishes.
Structure and services
Any structural work, then electrical and plumbing first fix. This is the stage where changing your mind is still cheap, so we check in before we close anything up.
Finishes
Screed, tile, plaster, paint, trim and second fix. The room starts looking like the thing you were picturing.
Snag and handover
We walk it together and write a list. Everything on that list gets fixed before we call the job done and before the final payment.
Questions
Renovation questions
Can we stay in the house during the work?
Usually yes. We stage the work so you keep a functioning kitchen and bathroom for as long as we can, and we seal off the areas being worked on. On a full interior strip there is normally a stretch of two to three weeks where staying is not practical, and we will tell you when that is well ahead of time.
What happens if you find a problem once the walls are open?
You hear about it the same day, with photographs, what it will cost to fix, and what happens if it is left. Nothing gets done about it until you say so. We would rather have an awkward conversation in week two than an argument in week eight.
Do you supply materials or do we?
Either. Most clients have us supply, because we buy at trade and it is one less thing to manage. If you want to choose and supply your own tile or fittings, that is fine, we just need them on site before that stage starts or the schedule slips.
How do payments work?
Staged against progress, set out in the quote before anything starts. A deposit to secure the date and order materials, then payments tied to completed stages, with the final payment after the snag list is cleared, not before.
