What this covers
One crew, one schedule, one person you call
The usual way to build a house here is to hire trades one at a time and manage them yourself. It works, and it costs you every weekend for two years while each trade waits on the last one and nobody is accountable for the date.
We take the whole build as one job. Ground works, foundation, block and steel, roof, services and finishes, on one schedule, with one person answerable to you for it.
- Site clearing, levelling and retaining
- Foundations, footings and floor slab
- Block work, columns, beams and steel
- Roof structure, covering and rainwater goods
- First and second fix services, then full finishes
Before and after
Block shell to handover
The same house photographed with the block and the roof up, and again once it was finished and handed over. Everything between the two pictures is the job.

- Footings, floor slab, columns and beams cast
- Roof structure set, strapped and covered
- Windows, doors and render closing the building in
- Services, interior finishes and landscaping to handover
How a build runs
What the months actually look like
A straightforward single storey house runs about eight to twelve months on site. Weather, approvals and payment stages are what move that number.
Site visit and feasibility
We walk the land with you, look at access, levels, drainage and where the services have to come from, and tell you what that plot will cost to build on before you commit to a design.
Drawings, approvals and quote
Working from your approved drawings, or bringing in a draughtsman if you do not have them yet. You get an itemised quote and a stage payment schedule before anything moves on site.
Ground works and foundation
Clearing, cut and fill, retaining where the slope needs it, then footings and the floor slab set out and cast. Everything above this is only as straight as this stage is.
Superstructure
Block, columns, beams and steel up to roof height, poured and cured properly rather than rushed so a photograph looks like progress.
Roof and envelope
Roof structure, strapping, covering and rainwater goods, then windows, doors and render. Once the building is closed in and dry, the inside work runs through any weather.
Fit out and handover
Services, tiling, plaster, paint, cabinetry and trim, then the snag walk. We hand over a house you can move into, not one with a list still attached to it.
Questions
New build questions
What does a house cost per square foot?
Nobody honest gives you that number over the phone. The same square foot costs very differently depending on the slope of the land, how far the services have to be brought, and the level of finish you want. Bring us the plot and the drawings and you get a real itemised figure in about a week.
Do we need drawings before you can quote?
For a real quote, yes. We can give you a range off a site visit and a conversation about size and finish, but it is a range and we will call it one. If you do not have drawings we will bring in a draughtsman, and you own them either way.
How do payments work on a build this size?
Staged against completed work, set out in the quote before anything starts. A deposit to secure the date and order the first materials, then payments released at agreed stages, each against work you can walk out and see. Never paying ahead of the build is the best protection you have, and we build the schedule that way on purpose.
Can we make changes once you have started?
Yes, and most people do. What changes is what it costs, and the later it comes the more it costs. Moving a wall, a window or a service run before first fix is usually cheap. The same change after the slab is poured or the walls are closed up is a different conversation, and we price it in writing before we touch anything.
